Including Custom Post in selling WP themes

When you want to sell a WordPress theme, how do you include the custom post types and options in the zip file?

You would have to setup the custom post type manually in the theme's functions.php file. I'm pretty sure that the custom post type plugin gives you the exact code you can add to your functions.php file to add each custom post type without requiring the plugin.
